Letting agents send lists: dripping tap, loose door handle, cracked tile, missing curtain hook. We do all of them in one visit. Typical list = 8-15 items. Takes 3-6 hours. £300-550. Cheaper than calling electrician (socket), plumber (tap), carpenter (door) separately at £80+ callout each.
Hang internal doors, adjust binding doors (plane down edges), fit door closers, replace handles/locks, draught-proof. Standard door hang £80-120. Lock change £60-90. Door adjustment £40-60. Common after tenant damage or seasonal wood movement. Sticky doors = tenant complaints.
Fit shelves, boxing-in (pipes/meters), replace skirting/architrave, repair stair spindles, flat-pack assembly. Shelf fitting £25-40 per shelf. Boxing-in £150-280. IKEA wardrobe assembly £80-150. We bring right fixings (plasterboard anchors for hollow walls, frame fixings for solid).
